Baltimore rentals, run on Keel OS.
Full-service property management, powered by our own AI operations system. Twenty specialized agents track every rent payment, work order, license date and lease deadline, and a real person answers for every one.
Always on watch.
Most property managers are paperwork companies that hire out the work. We're builders who learned the paperwork.
Owners care about three things: rent that arrives, repairs that are honest, and houses that hold their value. Our crew has spent years doing turns and repairs inside Baltimore rentals for national rental operators and local landlords. Now we manage the whole thing.
Faster turns
Our own crew does the work, so units are rent-ready in days instead of weeks. Every vacant week on an $1,850 rowhouse costs about $427.
Honest repair bills
Published rates, photos before and after, your approval above $500, and a second bid on request for anything over $1,500. Nothing is marked up.
Real reporting
Statement and draw by the 10th, inspection photos twice a year, and one named manager who answers the phone.
Twenty agents. One job: nothing slips.
Most rentals don't lose money in a disaster. They lose it slowly: a missed renewal, a late license, a repair nobody followed up on. Keel OS is the system we built so every one of those has an owner, a deadline and a paper trail.

Watch
Every property, date, dollar and message comes into one system. Agents watch them around the clock.
Flag
Anything due, late, unusual or unsafe becomes a task with an owner and a deadline.
Act
Agents draft the notice, book the inspector, collect the bid and follow up until it's closed.
Sign off
A person approves every decision that matters. Every step lands in your portal with a timestamp.
AI flags, drafts and tracks. People decide. Tenant screening decisions, legal notices and any spend above your approval limit are made or approved by a person, using written criteria. Keel OS never makes a fair-housing decision.

Rent as it posts. Statements line by line. Repair estimates with photos you can approve in one tap. Every lease, license and lead certificate in one vault.

Move the slider to your rent. Vacancy is the most expensive line in a rental's budget, and it never appears on a statement.

Maryland security deposit rules every landlord should know
The one-month cap, the 45-day return, escrow, interest and the inspection rights that trip owners up.
When do you open?
We open in January 2027. Our founder is completing Maryland real estate licensing, and management will run under a Maryland-licensed sponsoring broker. Owners on the founding list get the first calls.
What do you charge?
9% of rent collected, 75% of one month's rent to place a tenant, $200 per renewal. No setup fee, no vacancy fee, and no markup on maintenance. Every fee is on the pricing page.
Which areas do you serve?
Baltimore City and the surrounding counties: Towson, Catonsville, Parkville, Dundalk, Pikesville and Owings Mills in Baltimore County, plus Columbia, Ellicott City, Glen Burnie, Laurel and Bowie. See the map.
Who does the repairs?
Routine work goes to our affiliated crew, 5 Star Pros DMV, at published rates with 0% markup. That relationship is disclosed in writing in every agreement. Anything above your approval limit needs your sign-off, and you can request a second bid on jobs over $1,500.
What is Keel OS?
Our own AI operations system. Twenty specialized agents track rent, repairs, licenses, leases, inspections and deadlines for every property, around the clock. They flag, draft and follow up. People make every decision about tenants, money and legal notices. See how it works.
Can I leave if I'm not happy?
Yes. The agreement has clear cancellation terms. We'd rather earn your business every month than lock you into a contract.
